Quite simple: one that fits the connectors of both your pc and your Amiga. :-)
Seriously: any nullmodemcable will work, assuming the connectors fit. There's no special 'Amiga-to-pc' nullmodemcable.

As mentioned, there are different _types_ of programs. If you're going the way of terminalprograms: I use Telemate (DOS-version) on the pc and Term on my A1200. Both can be found on the internet for downloading. Transferspeeds are somewhere in the range of 38,400 bps (3.5-4 KBps). Higher speeds will from time to time produce errors on my setup, which are automatically corrected by the transferprotocol I use (Z-modem), but because of the errors speeddrops are significant. 38,400 bps works reliably for me.
